Why is it some clubs in Major League Soccer pack the house (20k, 30k, 40k plus) and have fanatic supporters?

While others don't. Fanatic examples (Portland, Seattle, Houston, LA) apathetic examples (FC Dallas, Colorado, DC United) It looks lop-sided, and considering MLS is suppose to beat Hockey in popularity now, it doesn't make sense.
